Project Scope:
Van Ness consisted of 120,000 square feet of 4-story building. AMPCO was contracted to complete theabatement, structural and site clear demolition for theproject. The environmental scope included asbestos andlead abatement. Asbestos-containing materials includedfloor tile, floor mastic, sink undercoating, thermal systempipe insulation, acoustic ceiling tile, wall mastic, windowcaulking and subsurface transite pipe.
Means and Methods:
The demolition scope included the complete structural and site clear demolition of the 0.85 acre site. The entire building, basement, slabs, footings, pile caps and caissons and underground utilities were removed. All demolition debris was hauled offsite for recycling and disposal.
Challenges Faced:
The 4-story building walls and the roof overhang canopy were right on the property line, which was the back of the public sidewalk. The demolition of these walls and roof overhang canopy created a hazard of falling debris to the public pedestrians and vehicular traffic. To keep the public safe, AMPCO worked with the Property Owner to coordinate and install engineered and permitted traffic control and sidewalk closure barricades. Additionally, AMPCO provided an engineered site-specific structural demolition and dust control plan, then deployed multiple 300 series Excavators to demolish the building safely, with zero safety incidents or accidents or public property damage.
